We’re getting practical about the home buying red flags that signal expensive repairs, safety risks, and long-term headaches, especially for military families, veterans, and first-time homebuyers trying to make a smart move on a real timeline.

I’m Rena Barron, a military retiree and real estate professional, and I’m sharing the same warning signs I look for when I’m out showing homes to clients. We start with water damage, because stains, soft floors, bubbling paint, mold or mildew smells, and damp basements can point to problems that spread fast and cost a lot. Then we talk foundation issues and roof problems, from cracks and uneven floors to missing shingles, sagging areas, and attic leaks. If the structure and the roof aren’t solid, the nicest finishes in the world won’t protect your investment.

We also get into electrical issues that can be dangerous, plus the “story” a home tells through poor maintenance like peeling paint, broken fixtures, damaged gutters, and unfinished repairs. After that, we zoom out to what you can’t renovate: the neighborhood. I share how to visit at different times to check noise, traffic, property upkeep, and nearby development, and why a price that seems too low deserves a real investigation.
