  • What is a Home Warranty and Do You Need One?
    Oct 16 2024

In this podcast, we discuss home warranties with Acquisition Director, Meredith Sprecher, Acquisition Director, American Home Shield (AHS). Meredith has deep knowledge of the home repair and maintenance market and has been with AHS parent company, Frontdoor Inc. for over eight years.

In the United States, approximately 30% of home sales involve the purchase of a home warranty, usually from the seller to include in the purchase of the home. These warranties provide peace of mind to buyers by covering repairs or replacements of major home systems and appliances. The home warranty industry pays out more than $2 billion annually in claims, which is significant and really reflects the importance these contracts play in home maintenance.

    Key Takeaways:

    • Home warranties are a yearly contract that covers (read your contract for specifics) home systems – generally from HVAC to appliances. These systems are expected to break down at one point in their useful life.
    • Home insurance protects you from unexpected events – such as storm damage and other natural events (again, read your contract for specifics).
    • A homeowner is 25% more likely to file a claim with their home warranty company compared to their home insurance company.

AHS is offering a 25% discount on an annual AHS home warranty contract for the Single Lady Estates community, Advantage Members. Be sure to signup at https://platform.singleladyestates.com/

The Data: Women Real Estate Investors

Currently, women make up 31% of real estate investors. Up from 27% in 2010. Yet, the average salary of male real estate investors is only 10% higher than women. Which means real estate investing is certainly within reach for women who are interested.

We turn the spotlight on real estate investing strategies, current market trends, and tips for success with real estate investor, Alan Siebenaler.

Alan is a Realtor Parter at Zia Group out of Santa Barbara, California. He shares how a short stint at an accounting firm drove his desire for freedom and work flexibility which led to a 22-year career in real estate investing.

In this episode, Alan discusses the value of creative real estate strategies like house hacking to transition from homeowner to investor. He reveals how to leverage shadow housing inventory to find deals. He also dispels myths about needing lots of cash to become a real estate investor and talks about some of the most creative real estate investors he has met throughout the years.

“Real estate opportunity does not care what gender you are, what age you are, what education you have.”

    Alan Siebenaler

    Key Takeaways:
    • House hacking (renting out your previous primary home) is a simple way to become a real estate investor.
    • You can invest with little money through creative financing and partners.
    • Shadow inventory provides opportunities to find off-market deals.
    • Being a landlord – finding good tenants, managing furnished rentals like AirBNB, housing for traveling nurses, and corporate housing.
    • Current trends – low inventory, higher interest rates

Alan also distinguishes between the pros and cons of flipping for profit versus buying and holding for long-term wealth. This is an information packed episode meant to inform and inspire.

  • Moving State to State Like A Pro with Alison Woodall
    Jul 19 2023

In this episode Bobbie Wasserman looks at the trending topic of relocation, particularly moving from one state to another. Which has grown in acceptance even as we emerged from pandemic. Employees have options and for many that means relocating to another state for a better quality of life. Which has caused a paradigm shift in how and where we work in the U.S.

Our guest is Alison Woodall, author of “Make The Move, A Guide to Successfully Relocating in a State You Love.”

    Tips for Long-Distance Moving

Alison shares her proven actionable and practical tips to moving from state to state. With 22 moves under her belt, she draws from her extensive personal experience and professional knowledge.

To ease the often overwhelming process of long-distance moving, Alison emphasized the importance of leaving at least three to six months for planning and preparation. This allows for tasks such as downsizing, sorting, and decision-making on what belongings to bring along, which often take longer than anticipated. She also discussed the critical task of finding a new home, which sets the pace for the rest of the moving timeline.

Allison provided practical advice on how to approach the moving process, including selecting a reputable moving company, obtaining a binding quote, and considering employment and healthcare changes. She also highlighted the importance of being aware of family needs, both for those moving with you and those left behind. Lastly, she shared fascinating gender-based observations on how men and women approach the emotional aspects of moving.

    Key Takeaways:
    • Moving Gender Differences: According to Allison, men and women approach the emotional aspect of moving differently. Men often download her guide for practical help, while women tend to seek emotional support and coaching.
    • Have Clarity: Be clear about what you want from your new life, knowing your budget, and being adaptable, recognize that no place is perfect.
    • Consider Family Needs: Consideration should be given to the needs of family members moving along as well as those left behind, from school and college-aged kids to elderly relatives.
    • Move Timeline: Allocate a considerable amount of time (3-6 months) for planning and preparation.
