• #003 RSIRE Rent To Own Strategy
    Mar 24 2021

Many of us want to own a home at some point. Some of us move out of our family homes at the first opportunity and rent our first place as soon as possible, while others stay with our families as long as we can to save up the down payment.

Uchechi Ezurike-Bosse graduated from university and got a job with an above-average salary, which in her own words is rare, but also had a student loan. She wanted to buy a property but didn't have the down payment saved, but the concept of renting was like 'giving money away'.

She saw an ad for a builder that was offering Rent to Own - an opportunity where the builder gives you credit for a percentage of your rent if you buy the condo after the first year, and a much smaller amount if you buy it after the second year. Since her sisters owned condos in the same building, it seemed like a good plan. Once Uchechi ran the numbers, the rent that would be applied to her down payment was almost 80%! Tune in to hear the good, bad and maybe ugly of this type of real estate transaction.

#028 RSIRE Nicolee Evans - Her Experience With Bridge Financing

Nicolee and her husband were living in their first starter home, before she was a mortgage agent, and it was beginning to feel cramped. She decided they needed something bigger, but her husband wasn't quite on board, so began a purposeful search.

Her friend suggested another friend had a house for sale, although it wasn't listed yet. It was PERFECT! The family wanted Nicolee and her family to buy it, so they had to sell, but the friend who suggested the house for sale, had another friend who wanted to buy Nicolee's current house! What a coincidence! All that was left was the closing dates…did they match up? Nope…but since it was a private sale on both ends, they had some flexibility. How did bridge financing make sure the deals went through? TUNE IN!

#024 RSIRE Farah Dhalla Shares How Staging Makes a Difference in Home Sales

Have you been to an open house or a house viewing and were wowed by how neat, tidy and organized the house was? Chances are it was professionally staged. We all get busy day to day and leave our homes a bit unorganized, but that can be a deal killer when you're trying to sell your home. Many people can't see past the clutter, or they notice your throw pillows are a bit worn, or perhaps the entrance needs a new coat of paint. A professional stager will notice all those details and help you deal with them before showings so you MAXIMIZE your offers.

Farah Dhalla-Singh is a natural designer. After staging and selling her first home she knew she had a knack for decorating homes to sell for the highest possible value. She received such great feedback from her first 'project' that she was asked by family and friends to do the same for them. Each project lead to another as all the homes she staged sold either very quickly or quickly AND over asking. She recalls staging one home that received 22 offers and sold for $100,000 over asking! Now, more and more people are using Farah with A Lady's Touch to stage their homes.

A Lady's Touch is in the business of creating higher value spaces. We specialize in unlocking the potential in your property through our spectacular property styling and turn-key furniture packages. We can help you increase the value of your property through presentation, functionality and appeal. Even though we have a great time property styling – we are also very serious about our business, what we deliver and the results our clients ultimately receive. Our vision is to be known across the Greater Toronto Area for vibrant and edgy home staging.

  • #005 Investing In Real Estate w/Gary Hibbert
    Apr 23 2021

What kind of lifestyle would you choose if you could? Would you still work a 9-5? Real estate investing can give you the life of your dreams, giving you the freedom to do other things while making money passively.

Gary Hibbert had consolidated his credit cards three times on his home mortgage before deciding enough was enough, while working a full time job, where someone ELSE controlled his advancement. A co-worker discouraged him from getting into real estate as, 'you don't want to deal with tenants'. Gary and his wife bought their first rental property and made SO many mistakes, before seeking out mentors to help them do it the RIGHT way.

Gary now has many investment properties, has his own podcast, takes July, August, December and January off each year, so he considers himself semi-retired instead of waiting until 65! He also has an investment club that teaches others to avoid the mistakes he and his wife made, to accelerate their success in investing, and now THEY are in control of their destiny.

Gary really isn't excited about real estate investing - as he says, "Who wants to deal with tenants, and leaking roofs, and plumbing repairs?!" But it has allowed them to have the lifestyle they want!

  • #025 RSIRE Brady Bodley Shares Info On The New Anti-Flipping Tax Law
    Dec 20 2022

#025 RSIRE Brady Bodley Shares Info On The New Anti-Flipping Tax Law

Brady Bodley, lawyer with Birch Law, joins Denise in discussion of the new Federal Anti Flipping law, coming into effect in January 2023. What does the bill aim to accomplish?

The Canada Revenue Agency (CRA) has already been investigating and enforcing residential real estate that was being flipped or assigned and not properly reported as business income. Essentially, house flippers have been using the Primary Residence Exemption to avoid or reduce taxes.

The new tax law puts an end to using the PRE as an option and will flat-out disallow the use of the principal residence exemption to shelter the capital gain realized on the sale of your home if you've owned it for less than 12 months.

Essentially, under the new tax law, anyone who sells a property which they owned for less than 12 months (specifically, 365 consecutive days) will be considered to have "flipped" the house and any profits from the deal will be taxed as business income. This will discourage quick flips for profit, which tend to inflate housing prices.

    #016 RSIRE The Smith Manoeuvre

ROBINSON SMITH operates Smith Consulting Group Ltd, out of Sidney, B.C, on Vancouver Island. Robinson joined his father, Fraser, at Smith Consulting Group Ltd. back in early 2006 when he returned to Canada from Asia in order to be closer to family (his mother missed him…) and began to take over the family business.

Robinson has since been advising hundreds of families on the implementation of The Smith Manoeuvre ™️ and there is no one better positioned to continue with the firm's mission statement.

    What is "The Smith Manoevure"?

In a nutshell, The Smith Manoeuvre ™️ employs refined and proven debt conversion techniques to transform mortgage interest into tax deductions. The method has a remarkable snowball effect that generates large and growing annual tax refunds, and enables the homeowner to knock years off the life of a non-deductible mortgage and build an impressive financial portfolio at the same time. It is the most efficient way for families to raise the resources they need to secure both their house and income in retirement. The Smith Manoeuvre ™️ uses the legal tools of the CRA and Canadian Financial institutions. It has been reviewed by Revenue Canada staff, and endorsed by respected financial experts and economists, investment planners, and lenders.

#014 RSIRE Owning 3 Properties At 28 Years Old

Michael Durham is a Durham Ontario-based landscaper, that truly enjoys his work. It brings job satisfaction, joy at helping customers enjoy THEIR properties even more, and a salary.

While this is great, Michael always had an eye to the future, and retirement. Perhaps Michael didn't want to depend on the Canada Pension Plan and RRSPs, so he started investing in real estate.

For Michael, the key was multi family homes - where if you lose a tenant, the property is still making money. He also believes in refreshing properties between tenants, to make it a better place, and perhaps it might come with a small rent increase to cover the upgrades. Now he owns 3 properties at age 29.

His goal is to have a few more properties, that will both cash flow to pay down the mortgages, AND appreciate in value over time.

What did he learn? Would he do it the same way again? What advice does Michael have for others considering the process?
