The Real Book of Commercial Real Estate is what this book should be called
This book should be call The Real Book of Commercial Real Estate. They barely mention and single family or multi-family (2-4-plex) homes. Majority 100+ unit apartment complexes and commercial real estate like malls and shopping centers. Good for high level advanced investors but not good for everyday investors.

the rich dad series..
I have read every book in the rich dad series.. This book is the best one yet.. every topic on real estate investing in one place with real world case studies ... only down fall was the narrator. .. such wonderful information was very hard to pay attention with a dry robotic narrator... I believe Garrett Sutton world have been a perfect fit as he was for many of the rich dad books in the past..

Get the physical version
You can't understand a chart when someone is reading the chart like this ROI 35%, cash flow $800 etc. You need to see the chart to get it! But when someone is just reading it like a book, it just goes over your head! Wish i could see the charts!

Just another Kiyosaki sales pitch
Robert makes it blatantly obvious in the first chapter that this is just another sales pitch. He touts his rich dad poor dad seminars, books, and cash flow game as if they are the next "great awakening". I'm here to learn real estate, not be sold into a wallet emptying seminar.

I do not trust Donald Trump to be truthful.
Before the chapter from Trump:
I would have given the book 3 or 4 stars. It seemed to have lots of stories of people who have made it big in real estate and the path they followed to get to that success.
One downside was that it seems like it should have been several books. There are a lot of very specialized real estate strategies included in the book in very different fields. Also some content for beginners thinking of getting started. Before getting started in any specific field of real estate I would have wanted to read a book about just that field in real estate investment. It might make more sense for Kiyosaki to keep an updated and endorsed reading list with all these author's personal books.
After the chapter from Trump:
Starting the book I didn't know there would be a chapter from Trump. I know he has had a lot of success in real estate, and I know that if I learned some of what Trump knows it would make me a more successful real estate investor. The problem is that I have seen Trump consistently lie and distort facts to make himself look better. I do not trust the words he says. As he tells his story, I do not trust the details or the general plot to be true because I have seen him lie on camera so many times.
I didn't know any of the other authors before starting the book. But knowing Kiyosaki's reputation and having read his other books, I trusted the other authors because Kiyosaki told me to. As soon as I started listening to the chapter from Trump and realized that Kiyosaki trusted Trump to write a chapter. I immediately started doubting Kiyosaki's judge of character. I had to wonder. If Trump, a consistent liar, was writing one of the chapters, what kind of people were writing the other chapters I just listened to?
This made me wonder if I wasted my time listening to the first 80% of the book. I didn't finish Trump's chapter and will be asking for a refund.

Another GREAT read from Rich Dad!
A little hard to follow at first, being that it's mostly written for large profile investors but if you open your mind you'll learn that the tactics explained are largely universal and how you can incorporate the same ideals into your personal level of real-estate investment.

One Big Advert
This is pretty much just a book of successful business people trying to sell their services to you. They tell occasional stories of their experiences in real estate but they all pretty much end with, "don't try and do this yourself, pay us to do it for you". 1 hour telling you why you need an interior decorator, 1 hour about why you need a landscaper. Sure these are important parts of investing in real estate, but you don't need an 18 hour long book to tell me about it. It's basically just one big advert.
