“Make it a pretty, clash-free BIM model.” Sounds great—until the schedule slips eight months, the subs join late, and most of the building ends up stick-built anyway.

In this episode, Jacob Hansen (Owner, Hansen Consulting Group) breaks down a huge project where “BIM” was required but never clearly defined, access to the federated model was locked in an owner BIM room, and coordination turned into expensive arts and crafts.

Jacob shares how he eventually drew a line: enforcing design completeness before contractors touched the model, building true LOD 400 content for his scopes, and using reality capture and field validation so BIM actually had a say in the field. We also dig into why his favorite “tool” is still a phone call to supers and GFs—and why his closing message is simple: if you want BIM to work, know what you’re doing, talk about it, and own the outcome.
