Net Effective - The Rental AI Show by Jonas Bordo

AI is changing how rental businesses run, and most of the conversation about it is still stuck on which tool to use. Net Effective: The Rental AI Show goes somewhere else.

Hosted by Jonas Bordo, co-founder of Dwellsy and a 20-year veteran of the real estate space, this weekly series sits down with the owners, operators, proptech leaders, and advisers actually putting AI to work across multifamily and single family rental. They talk about what AI has saved them, where it's flopped, and what they're building next, all in 30 minutes or less.

Robots Are Coming to Multifamily: AI Moves Into the Real World

What happens when AI stops living on a screen and starts walking around your apartment buildings?

In this episode of Net Effective, the Rental AI Show, Jonas Bordo talks with Taylor Hou, a serial entrepreneur and technology disruptor focused on the intersection of property management, AI and robotics.

Taylor's approach is deliberately practical. Rather than talking about robots as futuristic gadgets, he is focused on putting them to work in real buildings, solving real problems and creating measurable value for operators.

The conversation explores how rapidly robotics is advancing, why AI has accelerated the development of physical machines, and where robots could have an immediate impact across multifamily.

    What they discuss

    • Why AI has accelerated the development of robotics and "world models"
    • How robots are being trained to perform tasks that humans take for granted
    • Why folding laundry is already possible in controlled environments, but much harder in an unpredictable home
    • The difference between laboratory demonstrations and deploying robots in real buildings
    • Why multifamily may be one of the lowest-hanging fruits for commercial robotics
    • Using quadruped robots for security patrols and deterrence
    • How robots can combine cameras, microphones, GPS and other sensors
    • Robots as a service and why operators may prefer paying for outcomes rather than owning the technology
    • Delivery robots for packages, food and other resident services
    • Cleaning robots that can also provide continuous eyes and data throughout a building
    • How robots could help address labor shortages and repetitive work
    • The potential for robots to create new revenue opportunities for apartment operators
    • The tension between privacy, safety and convenience as buildings become more intelligent
    • Why real-world deployment is critical to moving robotics from the lab into mainstream use

Taylor also shares his perspective on the rapidly developing global robotics market and why getting robots into real-world environments is essential to understanding what they can actually do.

His message to operators is straightforward: you do not need to wait for the technology to become perfect. Start having conversations, identify real problems and give robotics companies opportunities to deploy and learn.

    About Taylor Hou

Taylor Hou is an entrepreneur focused on property management, frontier AI and physical robotics. He describes property management as his domain, frontier AI as his method, and robots as where the two meet in the physical world.

He runs a collection of deliberately self-disrupting companies, including APM Help, an outsourced accounting business being rebuilt around agentic AI; PM-in-a-Box, an open protocol project for property management; Amoriss, a traditional private equity roll-up using its own AI; Fyxed, focused on credit and finance; and Houmanoids, which deploys quadruped robots to perform real work in real buildings.

AI is not an easy button

What if the biggest challenge with AI isn't the technology itself, but everything you need to have in place before you can actually use it?

In this episode of Net Effective, the Rental AI Show, Jonas Bordo talks with Josh Siddon, Founder and Principal Consultant at ResiQ, about what it really takes for rental housing operators to make AI useful.

Josh brings nearly 30 years of technology experience to the conversation, including senior technology leadership at a $2 billion retailer and most recently serving as VP of IT Architecture at MAA. Today, through ResiQ, he provides vendor-independent technology advice to apartment operators, helping them navigate AI, automation, infrastructure, data and PropTech.

The conversation goes beyond the AI hype to explore why clean, curated data and well-defined processes are essential foundations for successful AI adoption.

    What they discuss

    • Why AI should not be treated as an "easy button" and what companies need to address first
    • The importance of clean, curated data and understanding how different systems connect
    • Why PMS data can be easier to work with than data from access control, smart home, Wi-Fi and other systems
    • Data warehouses, data lakes and creating controlled data sets for AI
    • How companies can put guardrails around AI access to sensitive information
    • Where AI and agents are already creating practical value for operators
    • Using AI to automate repetitive tasks, from utility billing to maintenance workflows
    • How AI can help maintenance teams prioritize work and reduce wasted travel time
    • Why Josh views AI agents as another employee that needs management, coaching and governance
    • How to evaluate AI and PropTech vendors in a market full of noise and "AI washing"
    • The questions vendors don't always want to answer, including "What's failed?"
    • Josh's first real "wow" moment with AI after building his own AI chief of staff
    • How he uses AI to manage his personal technology infrastructure

Josh's central message is simple: before you apply AI, understand your data, your processes and your goals. The technology can be incredibly powerful, but it still needs the right foundation and the right oversight.

Hot Take: AI isn't that revolutionary

What if AI isn't actually as revolutionary as we think?

In this episode of Net Effective, the Rental AI Show, Jonas Bordo, CEO and co-founder of Dwellsy, talks with Carol Enoch, Asset Manager at Bridge Partners and self-described “multifamily nerd,” about where AI is delivering real value in multifamily and where the industry may be creating new problems in the process.

Carol has spent approximately 24 years in the multifamily industry across leasing, operations, consulting, proptech, ownership, and asset management. Today, she works with private investors at Bridge Partners, where she is taking a thoughtful and selective approach to AI.

For Carol, the most practical applications today are not necessarily the flashy ones. She is using AI for process workflows, data validation, contract review, financial review, spreadsheet automation, and recurring tasks. She explains how she has built AI skills to review financials and identify potential accounting reclasses, as well as analyze historical capital data and help prepare for refinancing.

Privacy is another major focus. Carol explains why Bridge Partners chose an enterprise-level, closed AI environment and why companies need to think carefully about what information they upload into AI tools. With sensitive resident and investor information involved, she argues that data privacy needs to be part of the conversation from the beginning.

The conversation then takes a bigger turn as Carol challenges the multifamily industry's approach to technology.

She argues that the growing number of disconnected systems can actually make operators' jobs harder, creating multiple logins, fragmented workflows, and competing versions of the truth. For asset managers, this can mean less confidence in the data they rely on to make investment decisions.

    Carol and Jonas explore:

    • Where AI is already creating practical value in asset management
    • Why privacy and closed AI environments matter
    • How AI skills can automate repeatable financial workflows
    • The importance of validating AI-generated data and outputs
    • Why multifamily technology can create more complexity instead of less
    • The question of who actually owns property and resident data
    • Whether property managers should build their own technology
    • How AI could help solve the industry's data and workflow challenges
    • What AI means for entry-level analysts and the industry's future talent pipeline
    • Why education, experimentation, and measured decision-making matter

Carol also explains why she doesn't really have an “AI aha moment.” For her, AI is not magical or mystical. It is simply the natural evolution of technology and another tool that humans can use to improve how they work.

Her advice for people who are still apprehensive about AI is straightforward: think about it like Google. Start asking questions, experiment with the tools available, and find ways to apply them to your everyday work.
