• The Perfect First Consultation With a Buyer
    Oct 6 2026

The first meeting with a buyer is where the relationship gets decided, and most agents spend it talking about themselves. In this episode, I walk through how I taught agents to run a first consultation: ask before you tell, talk about money kindly and directly, explain how you work in plain language, and never leave without a next step on the calendar. I also talk about giving buyers something to take home, like a client-facing booklet with your own name on it.

  • Building Confidence as a New Agent
    Oct 1 2026

Nobody is born confident. The agent who walks into a listing appointment like she owns the building simply has more repetitions than you do.

In this episode, I draw on 45 years of training real estate agents to explain how confidence actually gets built. It comes after you act, not before. I cover knowing what happens next, how to answer a question you can't answer yet, why practicing out loud beats practicing in your head, and what to do about the first mistake, which is on its way.

There's also a one-item assignment for the week. It's probably a phone call.

  • Scripts Are Not the Enemy

Say the word "script" in a room full of real estate agents, and watch the shoulders go up. After 45 years of training agents, I can tell you the ones who sound the most natural are usually the ones who practiced the most.

In this episode, I explain why a script is just words you chose ahead of time for a conversation you know is coming (yes, even the one about the cousin with a license), how to make one sound like you, and why being prepared lets you listen. I also share a simple assignment for this week: three sentences, ten times, out loud.

Real estate involves a lot of moving parts, and even experienced professionals can forget an important detail when the day gets busy.

In this episode, I look at the “checklist mindset” and why simple checklists can help real estate professionals stay organized, follow through, and provide more consistent service to their clients.

The goal isn't to create more paperwork or complicated systems. It's to create a simple process that helps make sure the important things get done—and keeps small oversights from becoming big problems.

Real estate careers are rarely built on one big deal. They are built on the small things agents do consistently every day.

In this episode, Linda Forbes looks at five simple daily habits that can make a real difference over time: knowing what matters each morning, staying in touch with people, following up when you say you will, learning something new, and taking a few minutes at the end of the day to prepare for tomorrow.

No complicated systems. No magic formulas. Just practical habits that can help real estate professionals become more consistent, organized, and effective.

In this episode, I share why consistent follow-up often produces better results than chasing the latest lead source. We'll discuss the systems, habits, and mindset that help successful agents turn more opportunities into closed transactions.
